In the majority of cases, the day of taking possession of an apartment coordinates with the departure of a former tenant. In the event of case where the accommodation is available before the date mentioned in the lease, Prestiplex Property Management will contact you in order to inform you and to hand over the keys.

1. HYDRO SUBSCRIPTION

A little reminder that it is important to make your subscriptionto Hydro-Sherbrooke before or upon your arrival at the accommodation on the date stipulated in the lease.

2. HOME INSURANCE

Subscription to a home insurance policy is required in most homes. It is the responsibility of the tenant or tenants to protect themselves by taking out a home insurance policy.

3. LOCAL ASSESSMENT

Once arriving on site, it is important to carry out an inspection of the site, indicating any defective devices as well as possible breakages. To do this, you can use the form provided on this page. 

4. INSTALLATION OF HOUSEHOLD APPLIANCES

Every year problems regarding the installation of household appliances arise during moves. Since the bill can run into several thousand dollars, we
recommend that you
double check their installation before use and ensure their compliance.

The most common problems are:

  • Improper installation of the washer hoses (cold and hot water).
  • Improper installation of the dishwasher (electric wire and pipe).
  • Forgetting to connect the dishwasher before using the sink.

Practical advice :

  • Always check the cycle of your appliances the first time they are used to avoid any water damage.
  • Never use the same pipes to connect your clothes washer.
  • Check that the valves are tight when opened.
  • If you are unsure about the connection of your appliances, have them checked or installed by our maintenance men.

1. KEEP US INFORMED OF YOUR DEPARTURE DATE

In order to optimize the transition between the different tenants, it is important to inform us of the
time of your departure. You can do this directly by email at [email protected].

2. RETURNING THE KEYS

Once the accommodation has been emptied and cleaned, you can place the keys in a drawer and leave without
barring the door. It is also possible to bring your keys directly to our office at the address on this page.

3. DON'T FORGET TO EMPTY THE SHED

If you have a shed, it is important to empty it when you move. 

4. REPAIR SCREW OR NAIL HOLES

Before leaving your home, it is important to repair screw or nail holes using plaster intended for this purpose.

5. PAINTING

If you are carrying out minor repairs requiring the use of paint or if you have painted certain walls in your accommodation, you are responsible for repainting the accommodation to its original condition. 6. COLLECTION OF BULKY WASTE

The tenant who disposes of large waste must respect the collection procedure established by the City of Sherbrooke. The collection of large waste, as well as its management is the responsibility of the tenant.
The costs associated with poor management will be the responsibility of the tenants.

7. UNSUBSCRIBE TO HYDRO-SHERBROOKE

A quick reminder that it is important to unsubscribe from Hydro-Sherbrooke depending on the lease end date. Even if you leave the accommodation before the end of the lease, you are responsible until the date prescribed by your lease.

First of all, it is imperative that you ask yourself the question if you want to sublet your apartment or transfer your lease? Commonly confused terms, we invite you to distinguish them clearly

STEP 1: FIND AN ASSIGNEE CANDIDATE 

Until your lease ends, the tenant and the landlord are bound by this contract. However, at any time, the tenant has the possibility of transferring the lease. To do this, it is up to the tenant to take steps to find a candidate assignee. In other words, the tenant has the
responsibility to find a person interested in recovering the terms of the lease. It is then essential
to present your lease, the Building Regulations and/or other relevant documents. Moreover, we recommend that you consult the website of the Administrative Housing Tribunal to consider the other relevant documents, in particular the lease transfer contract which must normally be signed between the transferor and the candidate transferee.

STEP 2: NOTICE OF LEASE ASSIGNMENT

Once a candidate assignee has been found, the tenant is required to notify the landlord in writing of his intention using the notice of assignment of lease. The duly completed notice of assignment of lease must be delivered in person or by email to the following address: [email protected]. It is recommended that the tenant ensures receipt of the document by requesting an acknowledgment of receipt. Once received, the lessor has 15 days to transmit the acceptance or refusal of the candidate transferee.

Remember to provide all the necessary information to contact your candidate, including their email address and telephone number. Incomplete applications will not be processed and will be refused.

STEP 3: PAYMENT FOR CREDIT INQUIRIES AND PROCESSING THE REQUEST

It should be noted that expenses relating to the lease transfer process such as credit inquiries and
time for checking files is the responsibility of the tenant. To do this, Prestiplex Real Estate Management requires an initial payment of $150* for the opening and processing of the first request as well as $60* additional per tenant for each credit inquiry for the same file. In order to avoid refusals, we recommend that the tenant inform the candidate that the credit check is obligatory and to question the latter carefully before submitting the notice of transfer.
